Tulum has completely transformed over the last 20 years. What was once a sleepy, off-the-grid backpacker town has blossomed into a vibrant hub for digital nomads, real estate investors, and culinary enthusiasts. I recently packed my bags and headed down to the Riviera Maya for a week to experience this evolution firsthand.
The primary goal of my trip was to visit my client, Tonya, a highly successful real estate broker for Front Door Management and Sales. I wanted to help her create engaging social media content while getting a genuine feel for the local market. To get a better sense of the residential growth, Tonya and I spent a significant amount of time in Aldea Zama. The neighborhood also boasts a fantastic coffee culture. We started several mornings at Mayaxel Cafe, a beautiful spot that serves excellent coffee in a relaxed, jungle-inspired setting. Another favorite was Alegria Cafe, where you can grab a quick espresso and a pastry before heading out for a day of property tours. These local businesses add a tremendous amount of charm and convenience to the Aldea Zama community.

Tasting Authentic Flavors in Downtown Tulum
You cannot truly understand a city without diving into its local food scene. While the beach zone is famous for its high-end restaurants, downtown Tulum offers an authentic, rich culinary experience. We embarked on a downtown food tour that completely blew me away.
We navigated through bustling streets to sample traditional dishes prepared by local vendors. I ate some of the best tacos al pastor of my life, sliced directly off the spit and served with fresh pineapple. We also enjoyed savory tamales wrapped in banana leaves and tasted complex, deeply flavorful mole sauces passed down through generations. This side of the city highlights the deep cultural roots that remain strong despite the area’s rapid development.
Cooling Off at Cenotes Casa Tortuga
No trip to the Riviera Maya is complete without visiting the cenotes. These natural sinkholes expose the region’s vast underground river system and offer a refreshing break from the tropical heat. We spent an afternoon exploring Cenotes Casa Tortuga, a beautiful nature park featuring a variety of open and cavernous swimming spots.
Swimming in the crystal-clear, cool water surrounded by limestone formations and lush jungle foliage is a surreal experience. It is a fantastic reminder of the raw, natural beauty that surrounds the developing real estate markets. Michelin-Starred Dining
Tulum’s dining scene has elevated itself to an international standard. To experience the pinnacle of the city’s gastronomy, we booked a table at Arca. This incredible restaurant recently earned recognition from the Michelin Guide, and it absolutely lives up to the hype.
Arca focuses on micro-seasonal, local ingredients cooked over an open fire. Set outdoors beneath the canopy of the jungle, the ambiance is dark, romantic, and incredibly chic. The dishes were inventive and beautifully plated, showcasing the elevated lifestyle that luxury real estate buyers can expect when they move to the area.
Salsa Dancing, Food Trucks, and Brunch
Beyond the fine dining and real estate tours, Tulum offers a vibrant, eclectic social scene. One evening, we found ourselves at a local food truck festival. It was a lively, casual atmosphere filled with music, great street food, and salsa dancing lessons. The energy was infectious, and it provided a great opportunity to mingle with locals and other travelers. The next morning, we went out for a fantastic brunch at Rossina. Known for its fresh, wholesome menu and great pastries, it was the perfect spot to recap the previous night’s adventures and plan our final day of content creation.

Tulum is no longer just a quiet beach getaway. It is a dynamic, multifaceted destination that caters to remote workers, luxury real estate investors, and cultural explorers. Witnessing the scale of development and the sheer variety of lifestyle options available was incredibly eye-opening.
